Initial Visit and Conversation
In our initial visit we will discuss the process of selling your home, set expectations, and answer any questions you may have like the ones below:
How much does it cost to sell a home? Are there any upfront fees?
What is the market like now? I haven't done this in awhile.
What if I'm unhappy with the service provided? Can I get out of the listing agreement?
What will my proceeds be from selling my home? How much will I have to put towards the next house?
Do I have to sell my home first before I can buy the next one? How does that all work?
Can I close on both my sell and buy at the same time? Do I need a plan "B" after I sell?
Get Your Home Ready
Here is a list of common things I look for and recommendations I make to people when they are looking to sell. Not all of these are needed but most of the time they can be very helpful to getting the highest value for your home.
Outside | Yard

Add mulch to flowerbeds - fresh mulch goes a long way to sprucing up a house and is very cheap

Fresh flowers - adding some color to the front flower beds or walkway can be inviting

Have trees trimmed professionally - this can improve the overall appearance of exterior of home for a couple $100 dollars.

Keep grass green - make sure to stay on top of your watering during your listing and if possible water more often

Trim bushes around house - keep bushes around the house trimmed and tidy

Add sod if needed - sometimes sod is needed if there are bare patches or lots of dirt where grass should be

Re-stain fence - make sure fence is in decent shape and add stain or new pickets where needed

Pests, Wasps, Cobwebs - remove all nests, pest droppings, and cobwebs from interior and exterior of home (don't forget attic)

Clean Entryway -make sure entry way is as clean as possible. This is the first place the buyer will get a "feel" for the home
House Structure

Address fogged windows -badly fogged windows are unattractive and will come up as an issue during the inspection

Remove solar window screens - although they help keep house cool, they are not attractive to overall appearance of house

Check Foundation - walk around the house to see if there are significant cracks in the brick and get inspection if needed

Fix nail pops and cracks in walls - nail pops and small cracks in sheetrock are very common, but can cause buyers concern

Paint front door - fresh paint, stain, or even a new door can be very helpful in the initial feel of the home
Interior of Home

Remove clutter - remove items from rooms to make them look as big as possible. Less is more!

Paint touchups - this is very common, but make sure you match the color and sheen of paint or you could make it worse

Fix pet issues - fix door scratches, carpet stains, holes, chewed baseboards, etc.. pets have done more damage then you think

Address carpet - if carpet isn't on the newer side, a good professional cleaning can go a long way

Replace/Clean air vents -old and dirty HVAC vents are unattractive and cause concern about unit. If you can't clean -replace!

Replace old appliances - if an appliance doesn't match the rest or is very old and not working, its smart to replace

Overall deep clean house - pay to have your entire house professionally cleaned, you won't regret it!

Change Air Filter(s) - Hopefully you're already doing this, but it will for sure make a difference during the inspection.
I rarely recommend spending large amounts of money, but sometimes I recommend the following if I think it will make a difference.
1. Paint - neutralizing the paint in your entire home can do wonders and go a long way in updating the home
2. New Flooring - new carpet or updating to wood is always nice and can change the home overall
3. Painted Cabinets - painted cabinets are popular and can really change the look of a kitchen
4. New Appliance Package - updating the appliances can make the kitchen feel new
5. Update Kitchen Countertops - new hard surface countertops are a game changer
6. Remodel the master bathroom -outside of the kitchen, the master bathroom is the place to update
7. Landscape / Lighting -this isn't cheap, but can change the whole look of the outside of your home
