3 Steps To List Your Home

Start getting your home ready to go active on the MLS by addressing the things in the home that may have been neglected over the years.  See list below for recommendations

Learn about all needed documents required to get your property listed on the MLS including sellers disclosure, survey, T-47, & the listing agreement.

Initial Visit and Conversation

In our initial visit we will discuss the process of selling your home, set expectations, and answer any questions you may have like the ones below:

How much does it cost to sell a home? Are there any upfront fees? 

What is the market like now?  I haven't done this in awhile.

What if I'm unhappy with the service provided?  Can I get out of the listing agreement?

What will my proceeds be from selling my home? How much will I have to put towards the next house?

Do I have to sell my home first before I can buy the next one? How does that all work?

Can I close on both my sell and buy at the same time?  Do I need a plan "B" after I sell?

Get Your Home Ready

Here is a list of common things I look for and recommendations I make to people when they are looking to sell.  Not all of these are needed but most of the time they can be very helpful to getting the highest value for your home.

  Outside | Yard  

  • Add mulch to flowerbeds  - fresh mulch goes a long way to sprucing up a house and is very cheap

  • Fresh flowers - adding some color to the front flower beds or walkway can be inviting

  • Have trees trimmed professionally  - this can improve the overall appearance of exterior of home for a couple $100 dollars.

  • Keep grass green - make sure to stay on top of your watering during your listing and if possible water more often

  • Trim bushes around house - keep bushes around the house trimmed and tidy

  • Add sod if needed - sometimes sod is needed if there are bare patches or lots of dirt where grass should be

  • Re-stain fence - make sure fence is in decent shape and add stain or new pickets where needed

  • Pests, Wasps, Cobwebs - remove all nests, pest droppings, and cobwebs from interior and exterior of home (don't forget attic)

  • Clean Entryway -make sure entry way is as clean as possible. This is the first place the buyer will get a "feel" for the home

House Structure 

  • Address fogged windows  -badly fogged windows are unattractive and will come up as an issue during the inspection

  • Remove solar window screens  - although they help keep house cool, they are not attractive to overall appearance of house

  • Check Foundation - walk around the house to see if there are significant cracks in the brick and get inspection if needed

  • Fix nail pops and cracks in walls - nail pops and small cracks in sheetrock are very common, but can cause buyers concern

  • Paint front door - fresh paint, stain, or even a new door can be very helpful in the initial feel of the home

Interior of Home

  • Remove clutter - remove items from rooms to make them look as big as possible.  Less is more!

  • Paint touchups  - this is very common, but make sure you match the color and sheen of paint or you could make it worse

  • Fix pet issues  - fix door scratches, carpet stains, holes, chewed baseboards, etc.. pets have done more damage then you think

  • Address carpet - if carpet isn't on the newer side, a good professional cleaning can go a long way

  • Replace/Clean air vents -old and dirty HVAC vents are unattractive and cause concern about unit. If you can't clean -replace!

  • Replace old appliances - if an appliance doesn't match the rest or is very old and not working, its smart to replace

  • Overall deep clean house -  pay to have your entire house professionally cleaned, you won't regret it!

  • Change Air Filter(s) - Hopefully you're already doing this, but it will for sure make a difference during the inspection.

I rarely recommend spending large amounts of money, but sometimes I recommend the following if I think it will make a difference. 

 1. Paint  - neutralizing the paint in your entire home can do wonders and go a long way in updating the home

 2. New Flooring  - new carpet or updating to wood is always nice and can change the home overall

 3. Painted Cabinets   - painted cabinets are popular and can really change the look of a kitchen

 4. New Appliance Package   - updating the appliances can make the kitchen feel new

 5. Update Kitchen Countertops  - new hard surface countertops are a game changer

 6. Remodel the master bathroom  -outside of the kitchen, the master bathroom is the place to update

 7. Landscape / Lighting  -this isn't cheap, but can change the whole look of the outside of your home

Below you will find the documents required for us to get your property listed on the MLS.  Please take the time to read each section to better understand what the documents are and where you may be able to find them. We've made it easy for you to fill out most documents online through links below.  If you prefer, you can download all documents here. Please email any completed forms to JT.
Needed Documents and information
  1. Basic Seller Info form
  2. Sellers Disclosure 
  3. Current Property Survey (You will provide if you have the old one)
  4. T-47 Affidavit (only needed if you have an existing survey we are trying to use)
  5. Lead Based Paint Addendum (only needed if home is built before 1978)
  6. Listing Agreement
1. Basic Seller Info:  This form will help us gather some of the basic information needed for your listing.  Please fill out the form online in the link below.
2. Sellers Disclosure:  The Seller Disclosure is a Texas state regulated document completed by the seller of the home, listing any known issues with the property and any projects completed during the time of ownership. This is where you mention anything you know about the home since you've owned it.  For example: any foundation work, water leak,  or insurance claim made while you were the owner.  See link below to fill it out online or download a copy here.
3. Property Survey:  The property survey is a legal size document that shows the property boundary lines and outline of your house footprint.  You received a survey when you originally purchased the home and should have the document in your old closing paperwork.  Please make sure the copy includes the official seal and is legal size.  A clear copy is all that is needed.  We do NOT need the original document.  See link below for an example of a survey. Please email it to JT.

(If survey is usable we will need you to use the T-47 link below. If you do not have the survey please skip the T-47 Affidavit step below.)
4. T-47 Affidavit:  The affidavit allows us to try and use the old survey from when you purchased your home.  If you have done nothing to change the survey, (ie. added a pool, moved a fence, or extended the concrete patio since you purchased) then the old survey will hopefully be useable.  The affidavit must be signed in front of a notary...only one person needs to fill it out and sign.  To see an example of a T-47 filled out, please see the link here.

5. Lead Based Paint Addendum: (only required if your home was built prior to 1978) The Lead Based Paint Addendum requires you as the seller to notify buyers if you have knowledge about lead based paint in the home.  This Addendum is used to comply with federal regulation requiring sellers to furnish a lead paint disclosure in properties constructed prior to 1978. If your home was built before 1978, please fill out the addendum in link below.
6. Listing Agreement:  We will send over the listing agreement to you once we finalize the details of your listing.  You can see an example of the listing agreement in the link below.  The form in the link is blank and will be filled in with the appropriate information for your listing.
