How Showings Work
1. Photos, Sign, & Lockbox
Your home is almost ready to go active on the market! Next we will coordinate listing photos and drop off a yard sign and lock box to your home.
2. Showing Service Company
We use a professional showing service company called BrokerBay to coordinate all showings at your property including buyer tours, inspections, and appraisals.
3. Feedback and Adjustments
We ask every agent showing your home to give us feedback about their clients experience. The feedback given can help us understand your time on market and any price adjustments needed.

Professional Photos
In this day and age your online presence is of most importance to getting buyers to tour your home. We make sure your house looks the best it can by paying for professional photos through our friends at Chateau Shooters. We will coordinate a time with you for the photos to be taken. It takes about 30-45
minutes on average for photos to be taken depending on the size of the house. They will need access to all parts of the home. They can enter through the lockbox if no one is home. Please take a look below for tips on day photos will be taken. See full list of recommendations here.

Quick Photos Tips

Be Show Ready- make the house as ready as you would for your first buyer walking through the door

Remove All Cars - makes sure all cars are removed from the driveway. Inside garage is okay!

Natural Light - open blinds in all rooms

Fans Off - turn off all fans in the house

Toilet Seats - Make sure they are down
Yard Sign & Lockbox
We will place a For Sale yard sign in your front door and be sure to change the sign rider once we go under contract. We will also bring by a blue supra box and attach it to your front door handle. It will hold your house key and only be accessible by agents, inspectors, appraisers, and the photographer. Please make sure to provide us with a good key that works well in the lock. If there are any other keys or remotes that a buyer would need, please provide them as well.
Showing Service Company
BrokerBay is the professional showing service that we use to coordinate showing times between you and the buyer agent and their clients. Please see list below for how their service works.

Text Message Notifications - You will be notified through text message that a buyer would like to tour your home

Text Message Approval - You will be able to approve all showing notifications easily through text message on your phone.

1 Hour Notification - you will be given a minimum of a 1 hour notice before someone can show the property

1 Hour Showing Limit - the maximum time an agent and buyer can be at the property is 1 hour. It is very rare for a showing to last 1 hour, but agents need that timeframe to show within as they are usually trying to show multiple properties and scheduling exact times can be difficult. For example an agent may set a showing from 1pm-2pm on Saturday and they may show up right a 1:00pm or 1:45pm. Although it is rare, please be prepared to be out of the house the full hour.

Accept as may showings as possible - people will not put an offer in on the home if they can't see it. Try your best to never decline a showing....it may be the one!

Be out of house 5-10 minutes before showing - don't be surprised if agents show up a few minutes BEFORE their allotted showing time. To be safe, leave the house 5-10 minutes before the showings starts.

You will get a text message like this from a random number. You can see the date and start time they are requesting to tour your house. In this case they would be requesting 1-2pm on 5/11
All that is required on your part is to respond with a "Y" for yes to allow the showing or "N" for No to decline the showing.

Once you accept the appointment and respond with a "Y" you will get the following text message and see that the appointment is confirmed.
Feedback & Adjustments
Showing Feedback
We ask every agent showing your home to give us general feedback from their perspective and their clients. Although not all agents provide us feedback, we do follow up with them through email, text, and phone calls. The information the provide can be very helpful in you understanding what the public is saying about your listing. We will share all information provided with us once it becomes available.
Price Adjustments
Your strongest time on the market are your first 30 days. The longer your home sits on the market the more it will affect your overall sales price. It's important to make price adjustments early on in your listing to give you the best opportunity to sell the home for the highest price.
